The Unity Terrain doesn’t allow direct selection of trees or detail objects in the Scene view. Editing the source prefabs or their materials usually involves a slow, multi-step process. Repeat this for every tree, grass or flower material you want to tweak and suddenly half your time is spent just finding things instead of actually making your environment look good. Terrain Scanner eliminates those steps by letting you click on the Terrain and have immediate access to the terrain source assets (tree and detail prefabs, their materials, terrain layers).
